When Wyndham first launched the ability to redeem points at their condo, timeshare, and vacation rental properties, I was super excited. Traveling as a family (and even as just a couple), there are features to many of these properties that make them a better choice than a typical hotel room in so many ways. At the top of the list: a real kitchen, no matter how small it is. My wife has some dietary restrictions, and we have enjoyed properties that provide the means and tools for cooking your own meals.
But the more I’ve tried to actually use the Wyndham program for their condo properties, the more disappointed I am. The older kids and I recently took a quick trip to Napa to enjoy the Vino Bello Resort, which is a nice place (SEE: Vino Bello Resort Napa Review), the issues with Wyndham’s program terms notwithstanding (SEE: Waive that resort fee! Holding a hotel to its program policies). But for a couple other potential stays I hoped to book, I ran into a major problem.
Reality: everything is blacked out
When I was searching for the crème de la crème among Wyndham properties still available for 15,000 points (SEE: 10 remaining gems after the brutal Wyndham devaluation), I discovered a worrisome trend: so many nice properties have so many dates blacked out that they are virtually impossible to book. I’d noticed that there are generally a good number of weekends unavailable at the properties I have looked at booking, such as those in Napa, Bend, and San Francisco, but I could usually find a weekend that could work for us.
However, some were far, far worse. Consider the Heidelberg Inn, a property near June Lake on the eastern side of the Sierras, a place I’d love to spend several days. No matter when I look, I get the same availability. That is to say, none.
I did my best to account for the minimum stay requirements. For many Wyndham condo, timeshare, and resort properties, you have to book for a minimum of 2 nights, sometimes 3. This isn’t explained well on Wyndham’s website, and the search results don’t give you any indication that the “No Availability” you see is because you’re looking for too short a stay. It took some trial and error on my part to figure out what was going wrong.
Even searching 3-night stays for weeks on end, I couldn’t come up with a single potential three-night window that I could book for weeks on end. The Heidelberg Inn offers zilch. Zero. Nada.
This is the same story at a number of properties I was moderately to highly interested in booking. I understand the need to hold back peak season dates at time share properties, but at least throw program members a bone and release some dates. There are certainly good properties out there, as far as availability goes. But it is either the absolute wrong season for the location, or the property isn’t as desirable. It took me sporadic searching for quite a while to pin down the dates we finally did manage to stay at the Vino Bello Resort in Napa.
Reaching out to Wyndham
With the Heidelberg Inn and a few other examples in hand, I decided to email Wyndham Rewards and see what was up with their program. As far as I understood, their properties were not supposed to have blackout dates. In the case of the Heidelberg Inn, the property still had many base level rooms available when you search to book with cash via other channels. None of these show up in the Wyndham Rewards search, however.
My email listed out about a half dozen properties at which I could not find any availability. The response I received from the Director of Global Communications was fairly prompt, and it read as follows:
“Hi Ian,
Thank you for sharing this with us. Wyndham Rewards members are able to enjoy the benefits of the program with thousands of vacation club resorts and vacation rentals through our relationship with Wyndham Destinations (i.e., Wyndham Vacation Resorts) and other partners; these properties are subject to blackout dates/rates based on availability. We’re working with the team at Wyndham Destinations to understand more about what’s driving the experience you’ve described. Nevertheless, Wyndham Rewards continues to offer more than 9,000 hotels in more than 80 countries with no blackout dates on standard room types.”
Looking deeper into the terms, I discovered that Wyndham only “guarantees” no blackout dates on their hotels, not the condo and timeshare properties. So the Director of Global Communications is right; you’re basically out of luck if a property decides it doesn’t want to offer any nights available for rewards stays.

Conclusion
We’ve had all of one stay at a Wyndham condo or timeshare property, and I have two more booked. We’ll see if I actually stick with them, as these weekend stays are the most prone to cancellation, and I often book them speculatively. What I don’t want is to be stuck with a bunch of Wyndham points that are all but impossible to use at places besides the Super 8 across the river.

Yes experienced similar frustrations but have managed a few successful trips within W resorts. That being said our stay in NYC was great location & facility was tops especially patio view from top floor. That being said don’t EVER go for promo presentations for free anything ie. bus tickets, dining card, etc. They almost wouldn’t let us leave even when I first answer was NO to buying any more points or HELL NO. Horrible experience & a whole line of angry people trying to sign out for freebies to leave. Fairfield was never that way!
I recently tried to contact them about booking Hawaii for 2020. They woman laughed at my plan for a 5-night vacation, because only those that stay 7 nights have a chance of getting the reservation. Her laughter was lemon on an open wound. I let her know I am very disappointed in their lack of empathy for my situation. If only they told us before signing up for this crap that they cater to the wealthy. Big surprise. Hoping to make it to Hawaii, but we shall see. Ugh.
We usually stay 10 days to 2 weeks so haven’t run into that. After a sale presentation at Panama City Beach, it was made known that unless you have at least 250,000 points, you won’t get the vacations you want.
My husband has been an owner since 2001 and took no vacations until he met me in 2012. We got bonus points one trip but that took several hours of negotiating, wasting vacation time.
I’ve never had a problem booking wyndham properties. I was educated long ago with timeshare and going on a vacay. Anything your looking to book less than 6 months is considered last minute. Book your trip well in advance and work your life around your already planned vacation. You don’t have to be wealthy to get priority service.
Just not true. Have called in (website is nearly worthless) 13 months in advance. There is always a problem. Stay not long enough, can’t check in on a day Wyndham deems as their check-in day, or the planets aren’t aligned.
Wyndham does not want everyone to go to all of their resorts as they could not accommodate us.

The sales presentations have been “shortened” and provide secret info you can’t find anywhere else. They are manipulating the owners and still use the hard sell.
While in S FL last fall, we went to no sales presentation and prob forfeited the $100 VISA gift card.
Long story short, you have to have at least 250,000 points to get what you want but adding the monthly housekeeping fee.
The points are overvalued.
Wyndham is tricky. If you don’t already own, I recommend you do not purchase points. We have owned for 23 years. The level of service increases with the number of points. Meaning you have a better chance at booking if you own more points. The catch is that periodically they increase the number of points needed for a certain level of service. Our 700K points used to be the top of Gold level, are now the bottom of Gold. Wyndham also makes it difficult to leave the company once you have signed.
This holds true for most timeshare resorts sites stays. Just reserve the 7 days but stay for 5. I’ve done it plenty of times. If you’re using points, not timeshare time, compare the value of your points needed to secure your vacation vs. the amount you would have to pay outright for the stay.
Agree, if you can reserve seven nights do it. We also have reserved for more nights than we needed. You just check out on day five and tell them something came up.
When I called I spoke with a representative she stated if you dont own enough points it will just show as unavailable. It’s not that they are unavailable we just dont own enough points to even afford the stay.
There is some confusion in these comments. I’ve realized that most people are talking about timeshare points, which is a system I was unaware of. What I’m trying to use are Wyndham Rewards points, and in each case I know I have enough for the nights I’m looking for.
I was never told that wyndham maintenance fees go on forever, how can I sell my timeshare and maintenance fees altogether, tired of trying to book dates several months out only to be told those dates are not available or have been booked full, several months ago, hell I’m better off buying a travel trailer.
Do you really expect to get a prime time condo/timeshare when the owners have access to them up to 13 months in advance. There are 700k plus owners vying for these rooms and you actually expect them to hold anything aside for occasional renters.
I expect there to at least be *some* availability, given that Wyndham advertises this as a benefit of the program. The fact that I cannot book Whistler (and many other locations) in shoulder season is worrisome.
I had 33 stays at Wyndham motels and was saving them for a longer vacation with my then sick wife. When I went to redeam them, they said the stays had expired. 33 stays would have been 5 days at a resort. They had no answers or apologies. I will never stay at a Wyndham property again. I booked one, not knowing it was a Wyndham ($3500) and canceled the booking because if it. I travel a lot now but never a Wyndham.

Based on the comments, it sounds like there are two points currencies: one for the Wyndham Rewards program, and a separate one for their actual timeshare program. In this case, I’m looking to use Wyndham Rewards for a 2-3 night free stay and coming up dry, but it sounds like many folks have issues using their actual *timeshare* points at timeshares, which is even worse!

Wyndham is a sucker . They give a shit about customer once you buy a timeshare from them. We went to new York and invested all points to spend two nights.
They are so stupid that the first day morning they invited us for breakfast and tried to sell additional package . When I complained that I never find vacant rooms for the dates I try , they said because I’m in Low priority timeshare that’s why I don’t get to book rooms. Those idiots killed two hours of time and as part of feedback I refused even to be contacted back.

I have been an owner for over 20 years and have never not gotten a property I wanted to stay at. I think you have to accept that booking 6 months to 1 year in advance has to be your new norm. Sometimes I call on the very day it is released if it is a super popular property to make sure I get the room I want. We have 3 kids and only stay at Wyndham properties and it had been awesome. It does take longer to research and sometimes it takes more than 1 try but I have to say I have rarely been disappointed and we have stayed in over half the US resorts!!

We are Club Wyndham owners. The Wyndham timeshare properties are nice, for the most part. Some are spectacular. The problem is to actually get to go to the one you want. We find that availability is rarely what we need. I can book 13 months or 2 weeks out, it doesn’t matter.
I have found checking in more often a problem than not. In New Orleans we were put into another unit for one night because our unit’s towel rack was broken. I left early for a meeting. My husband was woken at 8 a.m. to move to the first intended unit. Why 8 a.m.? Because they needed to clean the room. They then told us that they did us a favor.
Again, the properties can be terrific. However, the rules change without notice, availability is a mystery to us, and their answer is to buy more points. Also, getting out of it seems to be difficult.
P.S. If you like traveling with your pets, forget it. Though we were told there were some pet friendly resorts, this is not true.

I’ve been an owner since 2010 and it’s been nothing but lies. A few years ago I stayed at one in Florida I had reserved two one bedroom condos. The manager refused to give me my rooms because some how they wound up in my co-owners name I even showed him the confirmation email. The trip didn’t start out good to begin with first a 6 hour drive in a downpour in the middle of the night, a few hours of sleep then getting woke up by city workers, flight was delayed 1 1/2 hours finally get to the condo at 11 at night so I really wasn’t in the mood for this. I called and woke up the other owner to talk to him still told me no and the operators at Wyndham are done at 11pm. Finally I snapped and slammed my phone on the counter and said look I’m an owner and I want my rooms now! He agreed saying he could get in trouble and to call Wyndham in the morning and have them send a letter.
Another time while staying in Nashville I attended a sales pitch I explained that the co-owner and I are no longer together and are tired of sharing the points and after losing 5 hours of my vacation time they said they would give her this contract and use the equity to give me my own I just had to pay off what I had left on the first one. I thought great I kept playing phone tag after I got home and the salesman finally messages me back saying they can’t for some stupid reason. Ther real reason is that I refused to buy more points at the time and thought they would have a little fun with me.
Good luck trying to get rid of your time share points! We have had our points for over 30 years and it could not use them any more. Wyndham was horrible to work with. Think, before you buy Wyndham points !!!
I am a Wyndham owner for several years. I am also a planner. I book my home resort 13 months in advance for the 2nd busiest weekend in New Orleans and have never had a problem. If your points are deeded in a non prime location, you don’t get the same access because you paid less for them.
That is not completely true. You do not have to limit yourself to buying contracts at only the most popular resorts. You can buy contracts that are across the board, include most, if not all, the Wyndham properties. This contract also gives you a 13 month booking window. However, if you are in a profession which makes it difficult to plan a year ahead, you are out of luck, though this is not what you are told in the sales room.
I had a ton of wyndham points to use before they expired that I got by churning credit cards. We stayed 2 nights at National Harbor in DC area. It turned out to be a Wyndham Resort Condo and of course, they offered more points and breakfast free if we attended the time share sales pitch. We had no intention of buying anything and get millions of miles from churning credit cards. Boy, they have the sales pitch and high pressure system tuned to a fine machine. I finally ordered my wife to leave the “table”, got up, gave them a piece of my mind and got my free points on the way out. I do not know why anyone would buy a time share anywhere and with anyone…….but, certainly not with Wyndham as they have only mediocre properties anyhow.
Wyndham program is frustrating, and actually borderline deceptive. The “no blackout dates” claim is a joke, especially for vacation resorts. I have been checking on properties in Hawaii, and very few dates are available on best value proprieties.
The website has gotten better where you can (usually) cancel a reservation online, that’s about the only recent improvement.

I saw the “Point” system as a scam years ago. Went to a few Hyatt presentations over the years offering “Points” system. I noticed the sale tactics became harder to the point of borderline rude if you say ‘No’ to buying.
The last time they reneged on the gifts. When I reported what they did on Yelp, they called and offered me gift card to a nice restaurant. Told them to keep it. Found out later that restaurant had closed down months prior. So I reported that as well.
I bought a timeshare in Big Bear Lake years ago. It’s deeded property with annual dues under $800. I pay property tax around $100 per year which is tax deductible. I can bank my week for free with DAE, then use my banked week for around $100 at some other location.
There are places that advertise they can get you out of your contract.
Having been an owner since 1998 I have watched a lot of changes within the company and right now it is the best it has been!
It is unfortunate that no one has taught you the tricks of being a successful owner. Use the waitlist as often as possible, the vast majority of reservations that are made far in advance are cancelled.Call Worldmark, tell them you want waitlist and make EVERY WAITLIST EXACTLY THE SAME! 1 to 7 days (or what you are trying to get) in any unit available. Then you take every waitlist they send you, make sure they keep you on the waitlist and piece together your next summer’s vacation.
Watch for the dates people have to cancel by (2 nites, or 30) and get on there at the end of the night and grab them.
Want to see the Olympics? Book the first nite somewhere you never even plan to go to by calling WM and making a continuing reservation. You get a 1 day headstart over anyone waiting until the date available to book.
They have put a stop to all of the owners who just booked tons of weeks and sold them on the secondary market. They are also building resorts in places people wany to go, instead of places like in Fiji just to satisfy the number of units they must have available. SO SO SO many tricks that a WM rep would tell you if you purchase from them. More expensive that way but it gives you access to some EXTREMELY knowledgeable people!
So get out and go on vacation!!
We have had that same issue. There is a class action in TN that states Wyndham controls the reservations.
I know they tell us certain resorts are booked, but we have gone online and could get into those same resorts during the times we tried to book.
They promised us if we upgraded, that will fix our booking issues but that was a not the case.

This company can not take no for an answer and we let ourselves get in a pickle. We tried to make the best of it, however, we have not been successful in booking with our points either. There is a serious lack of locations in the middle of the country and we have had to pay out of pocket for our vacations. That is not what we thought we were getting when we invested in this at all. We are also sick of the constant calls to upgrade. We can not even get what we paid for now, why would we pay for more. This company should be barred from selling timeshares. The BBB is no help either in complaining.
“The reason you do not go on vacations is you can not afford them” This was the theme for Wyndham’s sale pitch. Well, they sure did not make it affordable. They swear you can rent these out and make money. They also say if you run out of points you can stay for a discounted rate. They showed us how easy it was to book online. But this was not the case, none of it. We have not been able to use this timeshare as of yet and it has been well over a year of ownership for us. One we wish we had more knowledge of at the time so we could have said no way.
I also have not been able to use this “investement” . I was told if I gave a 60-day notice I can vacation anywhere. Yah ok!?! I was also told if I can not rent it they would rent it for me. What a crock. When I finally did get a trip scheduled. It was only for 2 DAYS!!!! What I pay in 1 month I can do 2 days every month for! This company is a huge rip off! At the one vacation I did have they tried to get me to buy more and told me I was a 2nd class citizen if I would not buy more!!!!
Yes Wyndham is the biggest scam. My family is in to deep at the moment. However I can warn others. Once they have you there is no way out. Unless you foreclose, giving them a double profit on the re-sale. They purposely rig the points system so that you need to buy more and more to get the same value. To get the most out of it, assuming you don’t want to cash it in for a loss, educate yourself on how to use your points by looking at the MyClubWyndham website.
Wyndham outright lied to get us to purchase our points. They told us we could stay at Disney for a week with the points we purchased. However, when we went to try to book it we could not. We did not have enough points. The points they showed is in the book was per night not for the week so they scammed us into purchasing. We can only get 2 days every other year! It was too late by the time we found out to rescind the contract. We filed a complaint at Wyndham with Ruben in May he asked us to email him what we went over and we did within a week. We have yet to hear from anyone.
They are heartless.
We have not been able to use ours at all. We asked for help and we are getting bills that are double what we paid before and can not even use it. We feel this is a sham. And they do not care that they took advantage of us.
My husband passed away and my son moved in to help me with the bills and he wrote to Wynham for help and they sent us to an attorney to collect payment instead of helping us.

When they told us our final numbers of what we would pay, they left out the credit card bill they were sneaking a payment on. We did not find out about that until my credit monitoring service sent me a notice about 30 days past due from a Comenity bank, which come to find out is Wynhdams credit card. We are sick to our stomachs about it and they refuse to let us out of the contract as we do not have proof of their lies however you can see all over online they get away with it. The bbb could not even help us. Its disgusting.
We have not been able to use ours from November of 2018. And we requested for them to take this back and tried to go through the BBB with our complaints to no avail. This company is a sham. For me, It was similar; the difference is that they told me I could travel anywhere, but when I went to use it, I do not even have enough points to stay in my hometown. This was upsetting, and I feel violated and taken advantage of. The manager was brought over when our saleswoman was not getting anywhere. He told me to get their credit card and charge everyday stuff on it and that would cover the maintenance fees. He stated he had not paid his fees in years this way. He must spend so much money its ridiculous because with our purchases we have not even seen a dent.
Much of the same for us, And if you do not upgrade when you finally can book a vacation, they treat you like crap. Wyndham is our least favorite timeshare and that is due to the lies they say to get you to invest and the difficulties booking, however, the resorts are really nice. We also dislike the constant pressure to upgrade; almost one whole day of your vacation and also constant calls.
I myself have tried to take several vacations with my points. They never have locations in the area I am traveling too. I have talked to a few other owners that have stated no matter how high you go up in status with them, you still have issues getting into what you need! What is the purpose of paying to own? I can literally find availability online for the same resort they tell me is full!!!! Their point system is a sham really.
We have had our timeshare since August of 2017 and have only been able to take 1 vacation. We find its almost impossible to get in anywhere. Just does not seem worth the hassle to spend hours on the phone trying to find locations that are not booked. No matter how long in advance you try. We regret our purchase. It was not at all how they describe it when we signed up.
We bought this in 2017, and we have only been on 1 vacation and that was not our preference either. We can not get into anything. Everything is always booked solid. However, if we have pay with cash we can get it. But not as owners!?! We pay a premium to not even be able to use it. This is not saving money, it’s wasting money.
The points system is ridiculous. It is so confusing, and we end up losing them because we can not get into anything, and they expire. It’s crazy. Wyndham told us that the value would increase and this was a tax benefit. HAHAHAHAHAHAAAAA… They are crazy. We are pissing money away, and they refuse to give us the vacations we paid for, and I am disgusted that they can continue to sell this kind of nothingness, really.
I find this whole company to be a bunch of crooks. We had this same problem you talk about, not able to use the points. At an owners meeting, we let them know our problem with using out points and they were supposed to upgrade us. Instead, it turned out to be a whole new contract. This was done so that we thought the old amount for the old amount would be gone and just the new contract was what we were going to be responsible for. NOOOOO it was double and Wyndham refuses to fix it. We did not find out about it until the bills started coming in so it was too late to get out at that time. Wyndham refuses to do anything about it.

This company is all over the place. We can not get straight answers on any of the financials on our membership. Nothing is adding up. We also are getting charged around $800 per month and have only been able to rent 2 times for 3 days both times. What are we paying for? We expected to get what they sold us which is to be able to travel anywhere we wanted at any time and that has not been the case for us. We filed a complaint on the BBB and the case manager from Wyndham gave us an invalid extension number and then threatened to close the case for not responding and proceeded to give us the same number and extension which again the machine said the extension was invalid. This company is no good. We literally could travel anywhere in the world for that money without the restrictions this company places on it’s owners.
We pay $4,824 a year (for now, it increases every year) NOT TO BE ABLE TO VACATION AS THEY ARE ALWAYS LIMITED ON AVAILABILITY! What a waste. We can take nice vacations with this money and not be limited to what Wyndham wants you to choose.
We have not been able to get into a few resorts due being full, but when you call the resort they have plenty of availability for non-owners! How is that fair to us? We pay a hefty price tag in order to get in before them, but they do not have issues getting in. I on the other hand do. What a waste.
I want to walk around our next Wyndham presentation with a “JUST SAY NO” T-SHIRT on. So many get sold on this only to find out to late the hidden cost of Wyndham ownership.

Originally we were told the points would roll over year to year, at our next vacation though, they said we would have to upgrade in order for this to occur. However, from what I read that is not even the case, they expire each year no matter what so they just told us that to get us to buy more!
-We were told we could not get into our home hotel anymore because they are becoming suites for owners with more points. This again in hindsight was to try to get us to buy more. That is 3 lies so far this company has said to us in order to induce a purchase. We are not sure how this company can stay in business with the types of blatant lies they say. We have filed a complaint and they ignored our complaints and tried to get us to vacation. I have never dealt with a company that deals so outside of ethical norms in my life.
We have had issues with availability. We were sold on Vacationing when we wanted as we wanted to but yet have only been able to take 4 vacations since 2012. We complained to Wyndham and they ignored us. We filed a BBB complaint and they responded with trying to teach us about our points. NO that does not give me the vacations you sold me. This is misrepresentation at its best. We even upgraded for easier access. Still having issues booking. I would tell anyone and everyone to run from Wyndham. The owners have fewer rights to their properties they pay a hefty penny for maintenance with an outrages mortgage to not have access to the properties they pay for, but an individual off the street can get in with no problem what so ever. They enjoy the fruits of my labor but I can not.

Wyndham found out I was divorced and where my kids were located and lit up.
I was sold on the location of one of the resorts close to my kids. They explained that
“short notice booking” was their specialty. That turned out to be a glorious fabrication.
I have been unsuccessful in 8 years of booking in New Orleans close to my kids.
BUYER BEWARE.
Unfortunately, this is how they operate. Speaking as an owner Wyndham will say whatever you want to hear to make a sale. To the sales staff, lying is second nature. As for short notice booking, only if you own a million or more points. Technically they didn’t lie, they omitted the fine print.
Wyndham has devalued their own rewards system. I was a Diamond points for many years. Last year 6 months prior to Christmas, I booked a week using my reward points in Pompano Beach Resort. 7 days before we arrived, Wyndham canceled our booking. They didn’t care that we had flights or that I was a Diamond Rewards member. The exclusive VIP line they provide to help with issues was of no use. We arrived and begged to be allowed to checkin. The manager was absolutely cruel and rude. He made it out to be that we were the issue for showing up since the reservation had been cancelled. I explained they owed it to us to provide alternative accomodations. The Marriott condo down the street was over $1000/night. He wouldn’t agree. They put us in a lower class sister property. We didn’t have a car and were meeting with a group of family members on the property. I explained they would have to provide transportation to the other resort. You would think that I asked for him to donate a kidney. It was an unbelievable experience.
I often find that you are unable to book with Wyndham points the nicer properties as they are blacked out. Even though rooms are available on the Wyndham website as available.
We also are owners of Wyndham timeshares which many on this forum seem confused about. They are nice condos but we will never buy another thing from Wyndham. I stay at their hotels as little as possible. They’ve lost in the range of $7500 – $10000 a year as I’ve moved my business to Mariott for my annual business travel. I hope that was worth that to them. Maybe enough business travelers moving to Mariott will get someone’s attention in upper management.
When they ask for us to attend a timeshare presentation, I agree. I let them waste their $200.00 visa card. And, then I laugh at the sales person through out the meeting. And, explain how it will be a cold day in hell before I purchase anything from this company again. I figured with enough $200 visa cards they will eventually make up for the misery they caused on my Christmas trip with my family in 2019/2020.
We stayed in one of their places as guests (our friend). we had to switched place since she couldn’t find more then 2 days stay. they took us for a meeting and manipulated us to porches their point with big promises. we didn’t understand what we are getting into, they are trained good..(and they make sure to sign you up to make it legal) thanks god we didn’t purchased ownership. we paid 2000 dollars’ our best money and we thought it will be super easy. It was not. there were not places available at all and the price with point was higher. after a while we gave up and couldn’t travel for a while. they told us that they closed our file and we lost the 2000 Dollars. They refused offering even giving us part of the points by staying in available place.
My advice is do not even mess with them, its not worth it! eventually it costs more. I am so upset because we could do so many things with this money.
